Burst Pipe Water Damage in Whitby

Burst pipe water damage in Whitby usually shows up as water through a ceiling or down a wall. Lakeridge Restoration dries ceilings and walls in place wherever the moisture readings allow, so less gets torn out, and brings a licensed plumber, or works with yours, so the pipe and the damage are fixed in the right order.

Plumber or us first?

Shut off the main water valve, then call us. If you do not have a plumber, we bring a licensed plumber we work with. If you do, we work with yours. Either way, walls get opened once.

Can the ceiling be saved?

Sometimes. If it is sagging, stay out from under it: a soaked ceiling can come down. If it is still firm, it can often be dried in place. Wet insulation above it usually comes out.

How we dry ceilings and walls

  1. Find every wet area with moisture meters, including the floor below and inside the walls.
  2. Extract standing water and remove what cannot be dried.
  3. Dry ceilings and walls in place where possible.
  4. Track readings until the structure is dry, then repair drywall, paint and flooring.

Frozen pipes

Pipes in outside walls, unheated garages and crawl spaces are the ones that freeze. A frozen pipe often leaks only when it thaws, so check it after a cold snap.

What burst pipe damage costs to fix

Typical cost: [TBD: price range from owner]

The main factors are how many rooms the water reached and whether ceilings and walls can be dried in place.

Burst pipe questions

Will insurance cover a burst pipe?

A sudden burst often is. A slow leak over weeks or months often is not. Check your policy.

Where is my main water shut-off?

Where the water line enters the house, near the water meter, usually in the basement. Turn it clockwise to close it.

Do we need to leave the house?

Usually not, unless the electrical system got wet or a ceiling is unsafe.

A leaking pipe in a Whitby wall

A homeowner off Brock Street found a leak in a hot water pipe inside a wall. By the time they called us at 9 am, the water had soaked through the drywall and into the carpet. One of our crews was already working nearby, so we were there within an hour.

We shut off the water and the power, put a temporary patch on the pipe until our licensed plumber could replace it, and drained the system by opening the hot and cold lines. Then we pulled up the standing water with wet/dry vacuums and mops, and filmed the damage before touching anything else, for the insurance claim.

Mold was just starting on the wet drywall. We cut out squares around the soaked sections, so only the wet drywall came out and the dry wall around it stayed. We removed the ruined carpet, disinfected, and ran heavy-duty dehumidifiers and air movers to dry the rest. Drying took about four days, and the job came to about $5,000.
